Becoming a landlord is stressful.  You have to be responsible not only for another person it seems like but also for another house and what happens to that particular house.  There are a ton of things that you need to look for when you become a landlord and in the next couple blogs that is exactly what we are going to touch on.

First and foremost, you need to make sure that you screen all of your tenants.  While you do not want to judge a book by its cover, you certainly want to make sure that you make a smart decision when you allow someone to live in a space that you own.

You also want to make sure that you check up on their credit as well as their rental history, as those can be two key points when you are looking at a new tenant.  More in the next post!

While I am not exactly used to this particular style of renting, I think that this is actually a really great idea.  While you get all of the conveniences of a home, I have to say that the outside really looks awesome too.  Personally – I do not like the complex feel or the look of it – everyone is crammed together in one complex and there is no real personality to it.

With the apartment/house, there is a ton of personality and truly … you do get more than what you get with just one apartment.  You get a full feel of a house and even if you have always lived in an apartment – your floor will look any way that you want it to.

Really – this is a better option if you want not to buy a house but want the feel of it.

Now, when I first started in the real estate area – I had no idea that there were houses that were actually referred to and rented out as apartments.  While I have heard of duplexes, I did not realize that you could take a three story house and make it so it had kitchens on each floor and bathrooms on each floor along with bedrooms – that is what an apartment house really is.

Currently, I am living in Michigan but I am going to be relocating to the Boston area and I have to say that in Michigan – we don’t have these but Boston is full of them!  That is really all they have besides complexes.  To me – this is a fantastic idea!

These house/apartments are fantastic for people that have dogs and cats for if you are on the bottom level – you get the yard.

Now that we have talked about how bad credit can affect your life and doing your research on your credit score, let’s go ahead and talk about how you can improve your credit score drastically.  While the first thing that you need to do is pull your credit report, the next thing is actually look at it and figure out where the debt that is holding you back is at.  This involves you actually doing some research.

Clearing up your debt if it is not too much money is a fantastic way to really clear your name and ensure that you get your credit back in good standing.  After your debt is all cleared up, make sure that you get a fresh and clean credit card – one that has a small balance.  That way you will be able to charge things on it and you will be able to actually pay it off every single month.

This will absolutely help you in the long run, as this will improve your life so much!  Mortgage lenders will be able to give you money and you will be able to buy your dream home!

When it comes to real estate and getting your own house – what is the first thing that you think that the mortgage lenders look at?  Your credit.  If you have a really bad credit score, how do you think that you are going to be able to get a mortgage lender to take a gamble on you?  This is the reason why your credit score is so important, it can truly affect your entire life and it can truly affect how the rest of your life goes.

If you have bad credit, don’t worry!  There are a ton of different ways that you can raise it up, you just need to learn how.  The first way is going to be checking out your credit score.  This is something that many people do not even know; much less know exactly what is in their credit report.

Now that we have talked about how your home can be freshened up by a coat of paint, let’s talk about the colors.  The color scheme, as I said before is something that is very, very important.  This is not only true on the outside of the house but also on the inside of the house.  You want something outside and in that is not only going to reflect yourself but you want something that is appealing to the buyers.

Doing colors is something that is tricky; however you could take a chance.  You want to make sure that whenever you are doing colors, they are not going to be too dark, that way if the new buyer wants to paint over them, they will have the option to do that.

Outside, the color scheme should be something fairly simple.  White and black are two colors that work really well together however you could go with a cream color if you wanted too.

Selling your home is something that is not only difficult but it is downright impossible sometimes!  This is the reason why you need to make sure that you are doing everything in your power to prepare your home in order to sell it.  Firstly – making sure that it looks good is something that is very, very important.  After all, people will not want to buy a house that does not look good inside and out.

Painting is a fantastic way to spruce up your house – whether you are doing it on the inside or the outside, you will truly find that giving your home a fresh coat of paint is a fantastic idea.  Now, whenever you are painting something, you want to make sure that you pick colors that are attractive … that is what we are going to talk about in the next blog.

Think about the unique things about your home and truly think about what your home has to offer over other homes.  For example, if you live in a really good neighborhood that has a fantastic school system, why not let the people know?  That is a great way to draw in the crowds.

You want to make sure that you use the free means of internet, that way you can make sure that you are not going over your budget on your advertising – that is something that every single real estate agent worries about, I know that.
