The internet is a fantastic place for you to do your research and find new clients, but customer service for your internet customers is very important as well.  Did you know that 80% of people use the internet to find their real estate agent?  With numbers that big, you always want to make sure that you are putting your best foot forward.

That is why you need to make sure that you are constantly checking your e-mails, as that is one of the major reasons why prospects move on – for lack of communication via e-mail.  E-mail is a huge, huge tool that you should be using.

However, picking up the phone is something that you should be doing too, as many customers like that interaction as well.

We all know that in the real estate business, there are many different agents for a customer to choose from.  So how do you keep your clients coming back to you time and time again?  Well, it is all about the customer service that you provide.  This piece goes hand in hand with the personality that you, as a real estate agent has.

It is very important that you, as a real estate agent not only maintain a good relationship with any prospects but also that you make sure that you are providing the best possible customer service that you can.

If you and your real estate agent suffer from poor communication, then the relationship between the two of you can deteriorate at a rapid and rather ugly rate. The agent can start getting impatient, you can get frustrated, and things can just start really going downhill. The agent may even start thinking that you have no plans to actually buy or rent a home.

This is one vital reason to make sure that you choose a real estate agent whose personality matches yours: so that you can be completely honest right from the start. If you tend to be impatient, you have to feel comfortable enough to tell the real estate agent that.

If you tend to worry a lot, if you have a lot of questions, or anything like that, you have to be comfortable enough to disclose all of that information.

Now, with just the title of this series of posts, you might be asking yourself why a real estate agent’s personality is important. In truth, it may well be one of the most important factors in choosing the right agent for you.

Whether you are selling or renting out a property, or if you are the one buying or interested in renting, you and your real estate agent will be spending a lot of time together, one way or another.

It is thus extremely important that the two of you get on well, at least on a professional basis. You need to feel comfortable with the real estate agent. You need to trust the person you choose.

For that reason, as well as many others, judging a real estate agent’s personality when you are picking the right one can be extremely helpful.

After you have screened your tenant and have decided that they are okay to live there, the next step is going to be making sure that you are aware of everything that is wrong in the house before the tenant moves in.  That is why taking a picture of the place before anyone moves in is so important.

When you are a landlord, you are responsible for so many things and you definitely want to make sure that if you get taken to court for anything at all – that you are certainly going to be able to proof your tenants wrong.  Always cover your back!

You also want to make sure that you keep track of any of the repairs that you do to the house or any receipts that you think might be useful.

Becoming a landlord is stressful.  You have to be responsible not only for another person it seems like but also for another house and what happens to that particular house.  There are a ton of things that you need to look for when you become a landlord and in the next couple blogs that is exactly what we are going to touch on.

First and foremost, you need to make sure that you screen all of your tenants.  While you do not want to judge a book by its cover, you certainly want to make sure that you make a smart decision when you allow someone to live in a space that you own.

While I am not exactly used to this particular style of renting, I think that this is actually a really great idea.  While you get all of the conveniences of a home, I have to say that the outside really looks awesome too.  Personally – I do not like the complex feel or the look of it – everyone is crammed together in one complex and there is no real personality to it.

With the apartment/house, there is a ton of personality and truly … you do get more than what you get with just one apartment.  You get a full feel of a house and even if you have always lived in an apartment – your floor will look any way that you want it to.

Really – this is a better option if you want not to buy a house but want the feel of it.

Now, when I first started in the real estate area – I had no idea that there were houses that were actually referred to and rented out as apartments.  While I have heard of duplexes, I did not realize that you could take a three story house and make it so it had kitchens on each floor and bathrooms on each floor along with bedrooms – that is what an apartment house really is.

Currently, I am living in Michigan but I am going to be relocating to the Boston area and I have to say that in Michigan – we don’t have these but Boston is full of them!  That is really all they have besides complexes.  To me – this is a fantastic idea!

These house/apartments are fantastic for people that have dogs and cats for if you are on the bottom level – you get the yard.

Now that we have talked about how bad credit can affect your life and doing your research on your credit score, let’s go ahead and talk about how you can improve your credit score drastically.  While the first thing that you need to do is pull your credit report, the next thing is actually look at it and figure out where the debt that is holding you back is at.  This involves you actually doing some research.

Clearing up your debt if it is not too much money is a fantastic way to really clear your name and ensure that you get your credit back in good standing.  After your debt is all cleared up, make sure that you get a fresh and clean credit card – one that has a small balance.  That way you will be able to charge things on it and you will be able to actually pay it off every single month.

This will absolutely help you in the long run, as this will improve your life so much!  Mortgage lenders will be able to give you money and you will be able to buy your dream home!

When it comes to real estate and getting your own house – what is the first thing that you think that the mortgage lenders look at?  Your credit.  If you have a really bad credit score, how do you think that you are going to be able to get a mortgage lender to take a gamble on you?  This is the reason why your credit score is so important, it can truly affect your entire life and it can truly affect how the rest of your life goes.

If you have bad credit, don’t worry!  There are a ton of different ways that you can raise it up, you just need to learn how.  The first way is going to be checking out your credit score.  This is something that many people do not even know; much less know exactly what is in their credit report.
